Boiler Not Heating? Common Problems

What you notice in the house usually points to the cause.

No Heat at All

Often an ignition or flame sensor fault, a failed circulator pump, low system pressure or a thermostat problem.

Some Radiators Stay Cold

Air trapped in the system, a stuck zone valve, or a system that needs balancing so heat reaches every room.

Pressure Keeps Dropping

A leak somewhere in the system, a failing expansion tank or a relief valve that keeps letting water out.

Banging or Kettling Noises

Scale or sludge in the heat exchanger, or poor water flow, letting water boil in hot spots.

With no heat in a cold snap, pipes can freeze within hours. If a tap stops running, see our frozen pipes service.

Carbon monoxide alarm going off? Get everyone outside and call 911.

Smell gas? Leave the house and call Enbridge Gas from outside. Don't use switches or your phone indoors.

Boiler Repair

Most no-heat calls come down to one failed part. For boiler repair in Sarnia, we test the system, show you what's wrong and get the heat back on, usually on the first visit.

Ignition & Gas Valve

A TSSA-licensed gas technician repairs igniters, flame sensors and gas valves when the boiler won't fire or keeps locking out.

Circulator Pump & Controls

We replace failed circulator pumps, control boards and thermostats so hot water moves through the system again.

Pressure, Expansion Tank & Leaks

We find the leak, replace a failed expansion tank or relief valve and bring the system back to the right pressure.

If your boiler is old and keeps breaking down, we'll tell you honestly whether a repair is still worth it.

Annual Boiler Service

A yearly boiler service in Sarnia, ideally in early fall, catches worn parts before the first cold snap and keeps your system running safely. Many manufacturers also require it to keep the warranty valid.

Book a Boiler Service
  • Combustion and CO test to make sure the boiler burns cleanly and safely
  • Burner and heat exchanger cleaned so the boiler lights reliably and uses less gas
  • Pressure and relief valve checked, along with the expansion tank
  • Venting inspected for blockages, leaks and snow or ice at the outside vent

Boiler Replacement & Installation

If your boiler is over 20 years old, an old cast iron unit or keeps breaking down, boiler replacement usually costs less over time than repeated repairs.

Combi Boilers

  • One unit for both heat and on-demand hot water
  • No separate water heater tank, so it frees up basement space
  • Best for: smaller homes with one or two bathrooms

Condensing Boilers

  • Recovers heat from the exhaust and can reach 95% efficiency
  • Vents through the wall with PVC pipe, so no chimney is needed
  • Best for: larger homes, or where you keep a separate hot water tank
New condensing boiler installed in a Sarnia basement

Before any boiler installation in Sarnia, we do a heat loss calculation so the new boiler is sized to your home, not just matched to the old one. Keeping a separate tank? See our water heater repair service.

Boiler Repair & Installation Reviews

★★★★★

"Our gas boiler stopped heating the house during a cold January evening. The technician checked the ignition system and found a faulty flame sensor. He cleaned the burner assembly, replaced the damaged component and tested the boiler before leaving. The radiators were heating normally again."

"The pressure on our boiler kept dropping, and we had to reset it almost every morning. The plumber inspected the heating system and discovered a problem with the expansion tank. He replaced the faulty part, checked for leaks and confirmed the pressure stayed stable while the boiler was running."

"Our Navien combi boiler was heating the radiators, but the hot water kept turning cold during showers. The technician checked the flow sensor and found that it wasn't reading properly. He replaced the sensor, inspected the connections and tested the hot water at several taps. Everything has been working well since."

"We decided to replace our ageing boiler after several repairs over the past few winters. The team inspected our existing radiators and heating pipes before recommending a new condensing boiler. They completed the installation, connected the controls and explained how to adjust the heating temperature."

"We booked boiler maintenance before the heating season. The technician inspected the burner, checked the system pressure and tested the safety controls. He also noticed a small leak around one of the fittings and repaired it during the visit. I appreciated the explanation of what had been checked."

"The upstairs radiators stayed cold even though our boiler was running. The plumber checked the circulation pump and found air trapped in part of the heating system. He bled the affected radiators, inspected the pump and confirmed hot water was circulating properly. The upstairs rooms are finally heating evenly."

Boiler FAQ

How often should a boiler be serviced?

Once a year, ideally in early fall before the heating season starts. Many manufacturers require yearly servicing to keep the warranty valid.

Why does my boiler keep losing pressure?

Usually a small leak in the system, a failing expansion tank or a relief valve that keeps letting water out. If you have to top up the pressure more than once in a while, it's time for a repair.

How long does a boiler last?

A modern boiler usually lasts 15 to 20 years with yearly servicing. Older cast iron boilers can run longer, but far less efficiently.

Is a combi boiler right for my home?

It's a good fit for smaller homes with one or two bathrooms that want to drop the separate water heater. Larger homes running several showers at once usually do better with a condensing boiler and a separate tank.

What should I do if my CO alarm goes off?

Get everyone outside and call 911. Don't go back in until it's cleared, then have us find the source before the boiler is turned back on.
